Some properties are defined by their location. Others by their architecture, generous proportions or construction quality. Villa Castagni brings all these elements together in a privileged setting in Brione sopra Minusio, overlooking Lake Maggiore and designed to offer privacy, comfort and an exceptional standard of contemporary living.
Surrounded by greenery, the villa enjoys unobstructed lake views and complete privacy, while remaining conveniently connected to Locarno and the surrounding area. The restaurants of Brione are approximately 4 minutes away by car, Migros and Coop around 9 minutes, the Minusio lakefront and railway station approximately 10 minutes, Locarno 14 minutes and Ascona around 20 minutes.
405 m² designed around light and landscape
With approximately 317 m² of gross floor area and 405 m² of saleable area, Villa Castagni offers exceptional proportions for a contemporary residence. The property is complemented by 105 m² of terraces, approximately 497 m² of private garden and a 14 m² cellar.
At the heart of the villa is an impressive 120 m² living and kitchen area. Expansive glazing opens the interiors towards Lake Maggiore, making the surrounding landscape an integral part of the architecture and creating a natural visual connection between the living spaces, terraces and lake.
Covered and open terraces extend the living areas outdoors, while the private garden creates a more intimate and sheltered setting. It is not simply a question of having more space: the relationship between architecture, outdoor living and the landscape is what gives Villa Castagni its distinctive character.
Private pool and wellness – wellbeing at home
Villa Castagni incorporates amenities more commonly associated with high-end hospitality into the privacy of a private residence.
The dedicated wellness area features a Finnish sauna and steam bath, while outdoors a private swimming pool with solar cover is planned. The garden will be completed with planting, outdoor lighting and an automatic irrigation system.
The bathrooms have also been conceived as part of the overall living experience. The concept presented in the project documentation combines a walk-in shower, freestanding bathtub and panoramic lake views.
Premium quality – including what cannot be seen
The quality of Villa Castagni extends far beyond its aesthetics.
Its contemporary reinforced-concrete architecture and exposed concrete finishes are complemented by aluminium windows with triple insulating glazing, enhanced acoustic insulation in accordance with SIA 181:2020 and a CECE AB energy certification.
The energy concept is based on a geothermal heat pump supported by photovoltaic panels. Low-temperature underfloor heating provides comfort during the colder months, while the system also uses the natural energy of the ground for underfloor cooling.
In addition, a ducted air-conditioning and dehumidification system is planned for both the living and dining area and all bedrooms, ensuring a high level of comfort throughout the year.
The Wiser by Feller home automation system allows selected functions such as blinds, sunshades and lighting to be controlled remotely. Individual room thermostats can also be managed via app.
A home designed to reflect its owner
A residence of this calibre should also leave room for individuality.
The project offers a choice of oak parquet, natural stone or ceramic flooring, as well as different finishes for the bathrooms. The fully fitted kitchen includes a budget of CHF 45,000 and V-ZUG appliances, while CHF 35,000 is allocated to sanitary fittings and bathroom furnishings.
Finishes and certain modifications may also be discussed with the project’s cl
